Progressing The Sale

At White Estates we pride ourselves in our expertise in monitoring the progress of the sale of your property after an offer has been agreed.

We advise the vendors’ and the purchasers’ solicitors of sale details.

Inform you of the purchasers’ finance details.

Advise you of any surveys and discuss and assist in resolving any problems that may come to light in the purchasers’ report.

Advise you of the sequence of events between offer through to completion of the sale.

We liaise with the vendors’ and the purchasers’ solicitors to ensure consistency and harmony in the selling process.

When you are trying to sell your property, you should aim to present it in the best light to every potential purchaser that comes through the door and in the photgraphs that will be taken for the purpose of sales particulars.

To state the obvious, the property should be clean, tidy and free from food/pet smells at all times, but listed below are a further few points to consider:

  • Try and present the outside of your property in the best possible way. 
    This is the first idea they will have of the immediate area and interior.
  • Hallways and passageways should be free from any obstacles that would inhibit the showing of the property.
  • Try and keep the worksurfaces in the kitchen area as clear as possible and the sink free of washing up.
  • If you have a dining area, present it as such.
  • Show each room with as much natural light as possible.
  • Reception room/living rooms ideally should be made to appear spacious. Try and keep shelf and mantle items to a minimum, magazines and papers could be kept together in a rack, remote controls etc
  • Windows cleaned inside and out.
  • Avoid clutter where possible especially in living area.

 

Preparing To Sell

Once you have taken the decision to sell your home it is a good idea to get the necessary information on your property that will be required for the showing and conveyancing of your property.

Whether you live in flat or a house, the Title Deeds will always be required in for the sale of your home.  Title Deeds will be requested by the solicitor you appoint to handle the legal side of your property sale.

If you have a Leasehold or Share of Freehold property, any interested
party will request any details of charges to the property such as ground
rent, service charges, buildings insurance, length of lease and any potential
works that are upcoming.

Having the above information to hand will expedite the sale of your property and show any potential buyer that you are keen to sell.
